North Lake Tahoe and Truckee home inspection services:

Standard Home Inspection: We will inspect your roof, siding, foundation, driveway, grading, electrical system, plumbing, heating, ventilation, furnace, windows, doors, interiors, and more. You will receive a detailed and descriptive report that will explain any deficiencies in the house. Photographs will point out exactly where these issues are, and if these are safety issues. At the end of the inspection, you will have the chance to meet with the inspector on-site, and/or contact the home inspector afterward to discuss any part of the report. Pre-Listing Inspection: Inform yourself about all the issues in your home before putting it on market. This is technically the same detailed and thorough inspection and report as the Standard Home Inspection. It will let you decide what to repair so there are no surprised when your home goes into escrow. We will put you in touch with honest and proficient contractors to take care of any plumbing, electrical, structural, HVAC, or finish work that needs to be done to give you the confidence needed to close the deal.

Commercial Inspection: As a Certified Master Inspector and licensed Civil Engineer, I will be able to inspect all aspects of commercial properties up to 100,000 square feet. There is no need for a separate structural inspection, since your inspector will include the structural inspection with the commercial inspection report. After reviewing all plumbing systems, electrical systems, structure, retaining walls, attic, crawlspaces, finishes, and more, we will meet for a walk-through to discuss all issues found. Radon Testing: Have your home tested for radon concentration using a continuous radon monitor. Stephen Saturno is a Certified Radon Measurement Professional. We place a radon monitor in the home for a minimum 48 hours and will deliver a report detailing our findings and recommendations. Due to the health concerns of radon, we now recommend a Radon test with every home inspection.

Mold Testing: Mold in your home can lead to health issues in sensitive people. We offer mold air samples and swab samples that can determine if elevated levels of mold spores are present, which types of mold are present in the home, and recommendations for remediation if necessary. Once mold samples are taken, they are FedExed overnight to a professional lab for analysis. A clear and concise report will typically be delivered the following business day.

Infrared Thermography: An infrared camera can help evaluate a home for thermal anomalies which can indicate moisture intrusion, verify in-floor heating systems, and identify dangerous hot spots in electrical panels. All inspectors are Certified Residential Thermographers.

Draw Inspection: If you are building a home and obtain a construction loan, your bank will hire a Draw Inspector to verify that you have completed the areas of construction that you have stated, in order to make another draw on your loan. We provide this service to banks and third party companies who work with banks.
